Our case study - The Tiny Nook

After watching an episode of Tiny House Nation on Netflix, we had the idea to build our own tiny house.


We then started researching the short-term rental market in the state of New York to see if there was a viable opportunity.

January 2022

After picking the upstate New York market and looking for a few months, we finally found a plot of land that looks promising so we started the closing process.

March 2022

July 2022

After a long closing process due to extensive delays on the seller's side, we finally closed on our 1.3 acres parcel of land!

As soon as the weather allowed, work started on the well and the house's foundation.

March 2023

Construction process was in full force as we started framing the house.

April 2023

Most of the framing was completed at that point and we were ready for the house finishes (siding, roofing, flooring materials, wall coverings, countertops & cabinetery).

The entire house build was finally complete and fully furnished!

We opted for a minimalist modern design to avoid cluttering the small space while also saving on cleaning cost down the line.

In order to list on our property as a short-term rental, we had a professional photographer take good looking pictures of the final result.

Lastly, we listed the property on Airbnb & Vrbo. We had to write a compelling copy for the listing and we picked the best looking the photos to seal the deal.

We were ready to start receiving guests!

March 2025

After one year of running our short-term rental property, we can officially say that this venture was a complete success. Indeed, we've made $51,079.71 in the last 12 months in gross revenue. Even considering all the expenses, this is definitely a success!
